The Marketing Interview.....
We bring you a Competitive Market Analysis (CMA). The CMA will detail the recent sales of properties similar to yours in the neighborhood. Differences in each property such as pool, spa, number of garages, size of lot, condition, etc. will be noted and assigned an approximate value that will affect resale prices. A computer program will show a range of prices per square foot of your home with no upgrades.
After a physical tour of your property, we note differences between your home and sold homes. We can now make adjustments to reflect the price range in which your home should sell. A section of the CMA will show neighborhood properties that are currently for sale. This gives you an idea of the competition.
We will analyze your property for maximum curb appeal and presentation. This report will detail any obvious repairs or cosmetic work that might be needed. We will advise you as to the cost effectiveness of addressing these items.
Buyers may use many different types of financing. We will discuss the possibilities and show how each would affect your net proceeds. We will discuss the escrow process in order for you to feel comfortable about all the procedures that must be completed prior to a successful close of escrow.
During the interview, we will discuss your overall goals. Why do you want to sell? How soon do you need to sell? Are you comfortable with our Marketing Plan? Will you approve the use of a Lock Box? Will you allow Open Houses? This part of the interview will determine if you will allow us the privilege of handling this very important transaction for you.

Each property will require a customized Marketing Plan. We never know exactly which part of the plan will bring a buyer, therefore we use all of these tools:
