The Buyer Interview....
                    
                    There are three important factors that we need to determine during this interview:
                    1.          What are your housing needs?
                                        Area of town.
                                        Single family house or condo or townhouse.
                                        Number of bedrooms.
                                        Minimum square footage.
                                        1 or 2 story.
                                        Number of garages.
                                        Age of home.
                                        Specific school district.
                                        Ect, ect.......

                    2.          What are your housing desires?
                                        Swiming pool
                                        Gated community.
                                        Extra rooms (loft, office, guest quarters)
                                        Number of garages.
                                        Over sized lot or acreage.
                                        Zoned for horses.
                                        Private security guards.
                                        Etc, etc.......

                    3.          How much are you qualified to buy?
                                        Cash?  Will you need a mortgage?  What is your down payment? 
                                        How much are closing costs?  Will you need Mortgage
                                        Insurance?  What is the best type of loan for you?

The most important factor in buying a home is to determine the maximum purchase price that you can qualify for.  You can now see if your qualified buying power can satisfy both your housing needs and your housing desires.

We recommend going through a full loan application process before you embark on the search for your new home.  Once the price range that you qualify for has been established, then we can show you the properties that you will be able to negotiate for.

Shopping for your new home.....

          1.          Determine your price range.
          2.          Determine your needs and desires.
          3.          Search the computer for properties that match your needs and desires.
          4.          Show you the properties.
          5.          When you find the property you would like to purchase;
                              A.          We do a market analysis to determine value.
                              B.           We write an offer and present to the sellers.
                              C.          We negotiate through counter offers.
                              D.           We provide you with a Net Sheet with estimated costs to you.
                              E.          We arrive at acceptable terms.
          6.          An escrow account is opened.  During this time, we:
                              A.          Order a preliminary Title Report.
                              B.           Schedule any needed inspections.
                              C.          Monitor the loan process.
                              D.          Monitor the appraisal and appraisal conditions.
                              E.          Arrange for your insurance agent to write a binder.
                              F.          Get copies of Rules and Regulations for your new subdivision.
                              G.          Make sure you receive all disclosure material.
                              H.          Schedule a Walk Through.
                              I.             Be with you at escrow signing.
                              J.            Hand you the keys to your new home.
