Do I Need a Pest Inspector?
          If you suspect that you might have some pest problems, you need to disclose this to the buyers.  Getting a professional inspector to evaluate your property will give you a better idea of the true condition of your property.

          There are two instances where a pest inspection will be required prior to the close of escrow.
          1.  If the buyer is purchasing your property using a Veterans Administration
                    (VA) loan, the federal law states that you as the seller must pay for a
                    pest inspection.
          2.  If the buyer is purchasing your property using a Federal Housing
                    Administration (FHA) loan, federal guide lines are telling appraisers
                    to make a pest inspection part of the appraisal conditions for
                    properties older than 2 years old.  Either the buyer or seller can pay for
                    the inspection.  The purchase contract should state who will pay for this
                    inspection.
